If you are managing your properties right now, you may have come to the realization that there is much more to it than you originally thought.  If you are using a management company and still are not getting the results you are looking for, you may feel like giving up.  To manage properties the right way takes time, energy and expertise.

 

Property management does not have to be a hassle.  You will save money by eliminating unnecessary expenses.  You will reduce stress by not having to deal with all the details.  And, you will have more time to enjoy life and peace of mind because your investment will be handled properly.

 Here’s how we take the headaches out of property management:
 
  1. Market the property in the local MLS®, the internet, and local paper.
  2. Screen applicants thoroughly with credit reports, national check of public records and sex offender registry, verifications of income, employment and current landlord.
  3. Conduct property inspection with written report documenting property condition.
  4. Collect rents, pay vendors, association fees, and even mortgages, as requested by owner, and remit to owner the balance, with receipts for expenditures, on the 10th day of the month.  (The following business day if the 10th falls on a weekend or holiday.)
  5. Handle all maintenance and repairs efficiently, inform owner of needed repairs.
  6. Conduct interior inspection of property in 4th month of tenancy, once a year after that.  Conduct exterior inspections every 4th month.
  7. Deal with association complaints.
  8. Oversee any necessary evictions.
  9. Make property rent ready between tenants.  Verify with owner all costs associated with repairs and maintenance.
