Conduct property inspection with written report documenting property condition.

Collect rents, pay vendors, association fees, and even mortgages, as requested by owner, and remit to owner the balance, with receipts for expenditures, on the 10th day of the month. (The following business day if the 10th falls on a weekend or holiday.)

Handle all maintenance and repairs efficiently, inform owner of needed repairs.

Conduct interior inspection of property in 4th month of tenancy, once a year after that. Conduct exterior inspections every 4th month.

Deal with association complaints.

Oversee any necessary evictions.

Make property rent ready between tenants. Verify with owner all costs associated with repairs and maintenance.
